    The town centre of Bracknell in South East England could be up for a radical make-over if a masterplan by Rogers Stirk Harbour + Partners is realised.

    The centre is currently blighted by postwar planning decisions including a large amounts of roads and car parks, sixties concrete blocks, a poor quality of public space and general design not to mention little cohesion between all the elements.

    Retaining many of the existing taller blocks is part of the plan but likewise there will be much demolition of some of the older shorter blocks and a near complete rebuilding of the shopping centre and in total almost thirty blocks of various uses constructed.

    This will have a total maximum space of almost 280,000 square metres including up to 63,800 for offices and even a new headquarters for the British Legion and a new Magistrates Court marking the development out as the future administrative centre of Bracknell and the surrounding area. There will also be no less than three new hotels and new public spaces, the largest of which will be New Jubilee Gardens.

    To the south of the scheme, a new gateway entrance will be constructed helping welcome visitors from the railway station and channel the pedestrian flow along the main north/south axis.

    At the opposite end of the development to the north will be the Broadway, a new mixed use quarter that includes two residential towers scaled at perhaps 15 to 20 storeys each, again acting together as a gateway either side of the central axis.

    Covering the central area of New Broadway will be a huge glass roof turning it into a massive atrium. Contributing to the impressiveness of this internal space will be walkways sneaking across from block to block and even an indoor waterfall.

    The end result will be a completely rebuilt town centre with a varied skyline setting itself apart from other likeminded projects such as Corby. Locally however it will face competition from the constant drip of development in Reading and big plans for Slough, immortalised by grimly by the sitcom, The Office.

    With a total development spend of some £750 million not to mention the sheer scale of what is on offer, completion of the new town centre for Bracknell is likely decades away.
