    Developing two buildings with tough planning constraints is never and easy job to do in the West End of London, but Squire and Partners have managed to draw up these plans for two new buildings in the heart of the City of Westminster.

    Situated only a short walk from the exclusive Berkeley Square, the scheme sits at 8-10 Grafton Street on a site bounded by Bruton Lane and Barlow Place and will replace an existing building dating from the 1960s.

    Employing light stone and rectangular fenestration, the proposals feature an 8 storey office building that also provides some much needed new retail frontage on Grafton Lane. Continuity is seen as it follows the existing roofline of the street with the upper floor recessed rather than flush to the front.

    Sharing a new landscaped public space between the office building is a second structure, this time with triangular footplates that pushes as close to a tower as the conservation area of Mayfair would allow in rising to eleven floors. A facade overrun continues past the top floor for the equivalent of an extra level adding a little more soar to the proposal.

    Clad largely in floor to ceiling glass and of mixed use, it has four offices floors above basement level and then a subsequent seven floors of residential space for new apartments. The exclusive location of these, and for the top floors, excellent views over the modestly high neighbouring buildings, should see them fetch a premium.

    Squire and Partners has successfully designed for this very upper end of the market before, most notably with the Knightsbridge Building, an impressive luxury apartment block that saw the penthouses fetch near record prices for the prime West End.
